ALABAMA SCREENING CRITERIA

Credit Score

700+ Less than 700
1 Month's rent 1 Month's Rent + Cosigner
These are subject to adjustment based on complete credit history, background check, and rental history. If an applicant has no credit score due to no activity, we will require a minimum of 1 month’s rent and/or a co-signer.

We can except co-signers* with minimum 700 score and must own a home.

*Co-signer Requirements
  • Monthly income must be equal to 3.5 times rent and must be from a verifiable legal source
  • No adverse rental history
  • Credit score 700+

Alabama Screening Criteria

The Gross monthly income must be at least 3.5 times the monthly rent amount. If you currently have a mortgage, this monthly payment will need to be considered in the income qualifications.

The security deposit is equal to one month’s rent. The security deposit and lease signed to hold a home. The full first months rent is due before keys can be turned over. All payments are made online through the tentant portal or through pay

We are unable to rent to anyone in an active bankruptcy. If an applicant has been in bankruptcy in the previous 5 years, and the bankruptcy has been discharged, that applicant maybe considered.

We pull credit, background check, rental history, and must be able to verify income. The background check will pull any previous evictions, misdemeanors and sex offender registery. ( If the applicant has vacated a previous property owing a balance, the application maybe declined)

All adults must be on lease. Adults are 19 years of age or older.
Our company does not currently volunteer in government assistance programs with our rental homes in Alabama, such as section 8.


Criminal Conviction Criteria:
No Felonies involving serious injury, kidnapping, death, arson, sex crimes and/or child sex crimes, extensive property damage or drug relates offenses (sale, manufacture, delivery or possession with intent to sell) Class A/Felony burglary or class A/Felony robbery; or
A conviction, guilty plea or no-contest plea, where the date of disposition, release or parole have occurred  less than 5 years: any other felonies; or

A conviction, guilty plea or no-contest plea, where the date of disposition, release or parole have occurred  less than 3 years for:any class B or C misdemeanor in the above categories or any misdemeanors involving criminal trespass I, theft, dishonesty, prostitution shall be a grounds for denial. Pending charges or outstanding warrants for any of the above will result in a suspension of the application until the charges are resolved. No unit will be held for resolution.

Occupancy Policy:
Occupancy is based on 2 person maximum per bedroom. A bedroom is defined as a room used for sleeping with a legal egress window and a closet. Exceptions are made for children under age two. Children under two are allowed as a third occupant when the child resides with the parent or other adult(s) maintaining legal custody.

Disabled Accessibility:
Existing premisses are allowed to be modified at the full expenses of the disabled person, If the disabled person agrees to restore the premises to pre-modified condition.  
Midtown Properties requires:

1. Written approval from the landlord. 

2. Written proposal detailing the extent of the work to be done. 

3. Documentation identifying the names and qualifications of the contractors to be used. 

4. All appropriate building permits and required licenses made available for landlords inspection.
